What is RateSpecial?

How do you generate your leads? 
Our transfers originate from either consumer submitted Internet leads or via outbound telemarketing.  For Internet leads, using search engine optimization, online banner ads and pay-per-click advertising, RateSpecial drives interested mortgage consumers to sites which RateSpecial owns and operates. 

However, currently our largest lead source is via outbound homeowner telemarketing. Our feedback from clients have shown this channel to be much more exclusive than Internet "shoppers" which results in a much higher application and closing ratio. RateSpecial constantly checks and monitors the quality of our live transfers to ensure that the borrowers are genuinely interested in speaking with a loan officer and are legitimate and qualified leads.  Regardless of the source, all live transfers will always pass through our US-based call centers to be immediately contacted, double-qualified and approved or disapproved to be transferred live.


Are RateSpecial Live Premium Transfer Mortgage Leads exclusive?
RateSpecial Leads are exclusive to your organization. The borrowers associated with the transfers that you receive will not be transferred by RateSpecial to any other mortgage originator.

How many times do you sell each live transfer?
Once.

Do you have the ability to suppress leads generated through your specific channels?
Yes.  RateSpecial is always monitoring the quality of the leads we acquire from our partners and will no longer use a provider if the quality of the lead diminishes.

How much does it cost?
We offer extremely competitive pricing and although our quality is premium, our pricing is not. Typical prices vary depending on states requested and volume. There is no setup fee or long-term commitment required. We also offer significant discounts for new accounts or large volume orders. Please contact us for a customized quote.
Are the conversations between the call center agents and the borrowers recorded?
Yes. All conversations between borrowers and the call center agents are recorded and are available for your review by 12AM PST on the eve of the transfer by logging into the admin section of your user account.

What happens to the lead data after it has been transferred?
The lead data is immediately removed from our call center database after a live transfer.

What qualifying questions are asked by the call center?
After obtaining contact with a data lead, the call center agents will ask a variety of questions including:  What the borrower is trying to accomplish, Loan Amount, Loan Purpose, Home Location, Property Type, and if they are currently in foreclosure of have declared bankruptcy in the last 2 years.  The agent will then verify that the borrower would like to speak to a loan officer.

  • State (2 state minimum)
  • Credit Grade (Excellent, Good, Fair, Poor)
  • Standard $100k Minimum Loan Amount
  • Max CLTV of 90%
  • Loan Type (Refinance, Purchase, HELOC)
  • Property Type (No Mobile or Manufactured Homes)

  • Has Not Declared Bankruptcy In Last Two Years

What information does the data lead contain?
Each live transfer also includes a data lead with the following fields: Full Name, Phone, Property Address, Property Type, Current Loan Purpose, Loan Type, Interest Rate, Loan Amount, Current Value, Any Second Balance.

How is CLTV calculated?
CLTV is calculated as: (Balance on First Trust Deed + Any Balance on Second Trust Deed + Any Cash Out) / Property Value


Can I have the inbound Premium Live Transfer Mortgage Leads routed to a receptionist first, and then re-directed to a mortgage originator?
Yes. However, getting the borrower off hold and speaking with a live mortgage originator as quickly as possible is a key to the effectiveness of our Premium Transfers program. Thus, this approach must be well-coordinated, well-managed, and efficiently executed. We require that the consumer be connected with a mortgage originator within 30 seconds of the initial contact with the receptionist.

Can we access the borrower's data at the time of transfer?
Yes. Your mortgage originators will be able to pull up the data associated with each borrower by entering the borrower's ID number into the application found at www.ratespecial.com/client. (The borrower's ID number will be provided to the loan officer by the transferring Call Center Agent at the time of the transfer). Custom data-transfer solutions are available for clients with custom lead management system requirements.

Can I increase or decrease the number of RateSpecial Premium Live Transfer Mortgage Leads delivered to my organization?
Yes. We can increase or decrease the number of Premium Live Transfers you receive within 24 hours.

Are RateSpecial Premium Live Transfer Mortgage Leads right for me or my organization?

No. All that is needed is a telephone number dedicated to receiving Premium Transfer Mortgage Leads and a standard web browser. You may wish to discuss your objectives with your business phone system service provider.

What are my payment options?
Prepayment is required for Premium Transfers. You may pay via Visa, MasterCard, bank wire or company check.

What is the minimum initial commitment?
Our very minimum order will be a campaign for 4 consecutive days with 5 transfers per day for a total of 20 transfers.

Are there any setup fees?
No.

Can I specify the times to take the transfers?
Yes. Our call centers are available from 8am to 5pm PST (11am-8pm EST).

What if I am busy during a part of the day and can’t take any transfers?
You may pause your account online and the transfers will be paused for that day until you unpause your account.

Is credit pulled on the borrowers prior to the transfer?
Out of privacy concerns, we do not collect borrower's social security number. Thus, we do not pull a borrower's credit report or access their FICO score.

Am I still charged for a transfer if the borrower hangs up?
If the borrower hangs up within 60 seconds of being transferred, you will not be charged for the transfer.

Are there situations where I can receive a credit for a Premium Live Transfer that is not to my satisfaction?
Yes. It is always a priority for us to ensure customer satisfaction.  Credits will be issued for the following:

  • If a live transfer was not in the order criteria
  • If the transferred borrower hangs up before the call is received
  • If the borrow claims that they did not want to be transferred

Does RateSpecial offer training to receive Premium Live Transfers?
Yes, before accepting transfers, clients will work with our implementation team to learn how to fully use our service portal and to familiarize themselves with best practices to take transfers.  We are committed to providing the best tools and knowledge to empower our clients with the highest probability of converting our live transfers into funded loans.
